Our Design & Construction Process
At 3sDesignerHomes, we specialise in custom homes, commercial fit-outs, shopping centre projects, and renovations across Perth, WA. No matter the size or type of project, our goal is to deliver a smooth, transparent, and stress-free building experience from concept to completion.
1. Initial Consulation
Meet with our team to discuss your project ideas and requirements. Whether you’re building a new custom home, renovating an existing property, or planning a commercial or shopping centre fit-out, we’ll work closely with you to understand your vision, budget, and timeline. You can bring your own plans or have our design team create a tailored solution for you.
Following a site inspection and consultation with our engineering team, we’ll provide you with an initial estimate within a few days.
2. Preliminary Agreement
Once you’re ready to move forward, a Preliminary Services Agreement is signed and a small deposit is paid. This deposit is credited towards your final building contract.
3. Design, Planning & Selections
We begin the design and preliminary process, finalising layouts, documentation, and specifications for your project. You’ll also complete your selections for finishes, fixtures, fittings, colours, and materials with guidance from our trusted suppliers and consultants.
For commercial and shopping centre projects, we also coordinate with centre management, tenancy guidelines, and relevant compliance requirements where required.
4.Council & Contract Approval
After obtaining the necessary planning and council approvals, we prepare your fixed-price building contract for signing. A second deposit is paid at this stage, which is also credited towards your final contract value.
5. Construction Documentation & Certification
Detailed construction drawings and engineering documentation are prepared and submitted for certification and approvals prior to construction.
6. Construction Begins
Once approvals are complete, construction commences promptly. Throughout the build, our team keeps you updated at every stage to ensure quality workmanship and a seamless process.
7. Project Completion & Handover
Whether it’s your new home, renovation, commercial premises, or shopping centre fit-out, we proudly hand over a completed project built to the highest standards – ready for you to move in, operate, or enjoy.
